What sets cleaning prices in Australia
The rules and figures behind the numbers, each with its source. Checked September 2026; rules and award rates change, so confirm with the authority before relying on one.
In NSW cleaning of existing buildings is classed as 'minor maintenance and cleaning' residential trade work, so a contractor licence is needed only when a job is worth more than $5,000 in labour and materials including GST. Most domestic cleans fall below this.

Under the Cleaning Services Award (MA000022), from 1 July 2026 a full-time Level 1 cleaner must be paid at least $27.08 an hour ($1,028.90 a week), a Level 3 cleaner $29.45, and a casual Level 1 cleaner $33.85 an hour.

The Cleaning Services Award (MA000022) lifts a full-time Level 1 cleaner's rate from $27.08 on weekdays to $40.62 on Saturday, $54.16 on Sunday and $67.70 on a public holiday from 1 July 2026, so weekend or holiday bookings cost more to staff.

Under the Australian Consumer Law, cleaning and other services must be carried out with due care and skill, be fit for any stated purpose and be supplied within a reasonable time if no time is agreed; these guarantees apply regardless of the price a consumer pays.

In NSW a landlord or agent has up to 14 days to accept a tenant's bond claim, and claiming against the bond without giving the tenant evidence is a breach of the Residential Tenancies Act 2010; the tenant must return the property to its original condition allowing for fair wear and tear.

In Queensland a tenant must leave the premises in the same condition as at the start of the tenancy, less fair wear and tear, and may choose to hire a professional cleaner or do the cleaning themselves.

In Victoria a rental provider must start a bond claim with the RTBA within 14 days of the agreement ending unless the renter claims first, and 'has not left the property reasonably clean' is a listed ground for a claim.

The range on this page covers 12 different kinds of cleaning work, from small repairs to large installations, so the spread is wide. Within one job the price moves with size, access, materials and urgency. A tradie who has seen the job can quote it; a page cannot.
Do these prices include GST?
Yes. Every figure here is GST-inclusive and assumes a standard residential job with reasonable access. A written quote from a licensed business must also show whether GST is included.
Why is cleaning dearer in some states?
Labour rates, licence requirements, insurance thresholds and the cost of getting materials to site all differ by state, and metro rates run above regional ones. The state table applies a cost index for each capital city to the national range; regional prices can sit outside it.
