What sets inspections & compliance prices in Australia

In NSW a swimming pool certificate of compliance is valid for 3 years and a current certificate (or occupation certificate under 3 years old) must be attached when a property with a pool is sold or leased. Local councils and registered certifiers can inspect, and every pool must be on the Swimming Pool Register.

In Victoria pool and spa owners must register with council and have a registered building surveyor or inspector certify the safety barrier every four years. Owners who failed to register by the 1 November 2020 deadline face council fines of up to $363.

In Queensland a pool safety certificate from a QBCC-licensed pool safety inspector is valid 2 years for a non-shared pool and 1 year for a shared pool. There is no set inspection fee, and a pool that fails must be re-inspected within 3 months by the same inspector.

By 1 January 2027 all existing Queensland homes, townhouses and units must have interconnected photoelectric smoke alarms complying with AS 3786-2014; an existing alarm must be upgraded earlier if it expires, stops working or the home becomes a rental.
